- As a start, check the licenses of potential home inspectors. Some states have educational requirements and standards of practice for home inspectors. Request the inspector to give you copies of state standards to ensure that he is properly licensed.
- Choose a professional inspector. Make sure that he receives formal training necessary to perform a proper and quality inspection. It would be an advantage if the inspector regularly attends courses that will educate him about the changing industry codes and techniques.
- Check inspectors’organizational affiliations. It would be a good decision to hire inspectors who are members of either of the two professional standards organizations; National Association of Home Inspectors (NAHI) and the American Society of Home Inspectors (ASHI). These organizations require that their members follow established standards of excellence.
- Ask the inspector for referrals either from realtors or clients. If the inspector can provide you with referrals from realtors and his clients, it shows that he provides quality service.
- Ask the inspector if you can contact him after a year or more if you have questions about your property or if you want some advice on an improvement or an upgrade that you would like to make on your property.
